Transforming History: Vacant Champaign Factory Revitalized into...

In Champaign, Illinois, a transformation is underway as new apartment complexes breathe life into a site that stood vacant for over 20 years. The former C.S. Johnson factory has been demolished to make way for a vibrant residential community.

This new development will soon boast eight modern apartment buildings, alongside a clubhouse, two pickleball courts, a hot tub, and a heated pool. The project marks a significant change for the area, replacing industrial decay with residential opportunity.

The vision for this overhaul began a few years ago when Community Property Management proposed an apartment complex for the site. Their reasoning extended beyond aesthetics; it addressed a pressing need for housing in the community.

“We need housing right now. This is going to help serve that need,” explained Daniel Saphiere, an associate planner with the city of Champaign. “We don’t need empty factories because who’s using them?”

The CEO of Community Property Management echoed this sentiment, emphasizing the practicality and necessity of the development. The project not only revitalizes a neglected area but also meets the growing demand for residential spaces in Champaign.

“We’ve actually owned the properties to the south which is the current Victoria Point and had the idea for years to kind of expand north on the old C.S. Johnson factory site for a few years now,” Nathan Shoemaker, the CEO of Community Property Management, said.

There will be more than 200 one and two-bedroom apartments. While the new housing won’t directly address the shortage of affordable units, it could help bring balance to the market.

“While this housing isn’t specifically addressing the need for low-income housing that we have in our community, it is hopefully going to relieve some pressure and some of that competition that medium income and maybe higher income individuals are exercising on lower income individuals in the competition to find housing locally,” Saphiere said.

He added that the benefits reach for beyond just the residents.

“It’s great,” Saphiere said, “It’s going to be great for residents. It is close to parks, schools, transit, shopping, and jobs.”

The first two apartment buildings will be completed in late 2026, and the last six will be finished at the end of 2027.
