As potential homebuyers venture further afield, the price difference between house listings and buyer searches diminishes considerably, except in Sydney. In this city, properties remain priced $150,000 higher than what buyers are seeking in the middle suburbs.
Meanwhile, in Melbourne, the trend is somewhat reversed. Homes listed in middle suburbs appear to be $100,000 less costly than the amounts buyers are willing to pay, with properties located over 25 kilometers from the city’s core priced $50,000 below search expectations.
“The traditional Australian dream is evolving,” she noted. “Instead of a backyard with a Hills Hoist, it might just be a sunny balcony.”
Clarke expressed the difficult choice many buyers face: “It’s a tough decision either way—whether to prioritize a home in a desirable location or secure a larger house further out.”
“In both scenarios, it’s a bitter pill to swallow. You’re sacrificing a house for location or location for a house,” Clarke said.
