California’s First Motel Site Is for Sale: Historic Motel Inn

America’s first motel — the roadside icon often credited with helping define the classic American road trip — is now searching for its next owner.

The historic San Luis Obispo property, once home to the original Milestone Mo-Tel and later known as the Motel Inn, has been listed for sale for the first time in a generation.

Set just off the storied El Camino Real, the Central Coast landmark is widely regarded as the birthplace of the modern motel, giving early motorists a convenient place to park and sleep long before roadside lodging became a fixture of American travel.

The 4.21-acre site at 2223 Monterey Street, near Highway 101, is being marketed by Hayes Commercial Group. No public asking price has been released.

Highway 101, in many respects, serves as today’s version of El Camino Real — the historic “King’s Highway” that connected California’s 21 Spanish missions, stretching from San Diego through San Francisco and north to Sonoma.

Though built centuries later, the freeway continues to follow much of that same coastal route, carrying modern drivers along the historic corridor once traveled by the padres.

The Milestone Mo-Tel opened on December 12, 1925, the passion project of Pasadena architect Arthur S. Heineman, who designed it specifically for the emerging era of automobile travel.

Guests could pull their prized rides right up to the front doors of their motel rooms — a radical and novel idea at the time.

Heineman, who was also an inventor, coined the word “motel” by blending “motor” and “hotel,” and the name stuck. The motel was positioned roughly halfway between Los Angeles and San Francisco, making it a natural overnight stop when a day’s drive still meant exhaustion and numb buns, albeit with far less traffic than endured nowadays.

Hollywood stars, including then-newlyweds Marilyn Monroe and Joe DiMaggio, once passed through in the 1950s. The Mission-style architecture (popularized in California from the 1890s–1920s), complete with its eye-catching three-tiered bell tower and copper dome, turned it into a local landmark.

The motel permanently shuttered in 1991. Over the following decades most of the original buildings fell to ruin and were subsequently demolished. Today, only the refurbished lobby building with its bell tower and the facade of the old restaurant remain, standing behind chain-link fencing as a quiet reminder of a bygone era.

Now, the site is fully entitled for an 83-room boutique getaway featuring 27 bungalow-style guest buildings, a pool and a new sound wall. Construction permits are ready to issue, making it one of the rare rockbreaker-ready hotel opportunities.

“There is no comparable opportunity in California,” listing broker Nolan Tooley said in a release for the property.

“This is a shovel-ready, entitled hotel site on Highway 101 in one of the most supply-constrained lodging markets on the Central Coast.”

Because the motel is listed on the City of San Luis Obispo’s Historic Preservation List, what’s left of the estate’s historic structure must be incorporated into any future plans.

For a century, the Motel Inn has waited just five miles from the foot of the steep mountain pass that is the Cuesta Grade. Someone new with deep pockets and a big imagination may finally get to bring what was once a trailblazing motel into the 21st century.

All they’ve gotta do is make an offer.
