Before listing their Beverly Hills mansion, Heather Dubrow needed to persuade her husband, Terry Dubrow, to invest about $45,000 more in renovations, arguing it was a beneficial move. She succeeded in this “Marketing 101” discussion, and now the results are featured on The Real Housewives of Orange County.

In Season 19, Episode 4, Heather brought back Million Dollar Listing Los Angeles real estate agents Josh Altman and Josh Flagg to the 9,000-square-foot house they had sold to her in 2023 to showcase the new enhancements she made.

“It looks more presentable,” she commented as she highlighted several updates, including new floors, floorboards, and fresh paint, which you can glimpse in the photos below.

As Altman observed, “You spent some money.”

The group then explored the stunning outdoor views, which Flagg dubbed “the billionaire’s horseshoe,” while Altman remarked that the 8.3-acre property was nestled between the Beverly Hills homes of NBA star Lebron James and rapper Drake.

The only thing left to address was the listing price: after buying the house for $16 million, Heather aimed to transform it into an $85 million estate, as Altman noted. Since the extensive renovations weren’t completed, he warned her, “You’re not gonna make some crazy amount of money.”

Heather declared her goal was to simply “break even” on her investment, considering the “couple million” she and Terry had spent on the house and the five percent mansion tax they paid. Jokingly mentioning the MDLLA team’s car costs, she decided on a listing price of $20 million.

Ultimately, Heather said she was “glad” that Altman and Flagg listed the home for $25 million in March 2025, hoping the higher asking price would yield offers “close to” her desired $20 million mark. As the agents explained to her, however, it was much too early to predict where they might land.

In a confessional, Heather opened up about the latest renovation expense, sharing, “It’s hard when you know you’re walking away from a project to put one more dime in it.”

However, the discovery of asbestos in the home and their planned rebuild coming in $8 million over budget, coupled with the fact their 14-year-old son Ace would already be a high school senior by the time the three-year reconstruction was complete, majorly impacted her decision to sell.

“First, I thought of this as a failure because I can’t imagine not seeing the project through the end,” she added. “But the more I think about this house, the more I realize how not viable it truly is for our family.”

The RHOC ‘Wife went on to explain that, though Ace is still living at home, her and Terry’s other three adult children are scattered across the country.

“Max lives on the east coast; Kat could end up on the east coast; I have no idea where Ace is gonna end up; and Nicky’s in L.A.,” Heather said. “The universe is telling us to go elsewhere.”
