Denise Richards and her estranged husband, Aaron Phypers, have been instructed to leave their former Los Angeles residence by a court order.
Last Friday, a Los Angeles Superior Court judge approved the eviction request from John Karan, the couple’s landlord. Richards, 54, and Phypers, 53, who recently made headlines for comparing his wife to actor Rob Reiner’s son, Nick, are now required to vacate the premises.
The judge awarded Karan possession of the spacious Calabasas property, which boasts six bedrooms and five bathrooms across 6,985 square feet, citing the couple’s failure to pay rent.
Karan is also pursuing $84,000 in unpaid rent, although the judge has not yet made a decision on this aspect of the case, according to Us Weekly.
This legal action follows a lawsuit Karan filed against Richards and Phypers on November 7. He claimed that the couple, who rented the home for $12,000 per month beginning in 2020, have not fulfilled their rental obligations for several months.
In mid-September, Richards vacated the $3.3 million Calabasas residence. A judge had allowed her access to retrieve her belongings amid the couple’s ongoing and contentious divorce proceedings.

Meanwhile, her spouse was ordered by the court to remain at least 100 yards away from the residence.
That court order was initially enacted in July via a temporary restraining order the Drop Dead Gorgeous actress secured against her estranged husband. It was later made permanent.
In late November Phypers filed documents requesting an emergency hearing in his spousal support case, according to Page Six.
The hearing was originally scheduled for January 5, 2025 but he claimed he needed it moved up as he desperately needs cash.
The star also shared that he was close to being evicted as he owes $125,000 in back rent and $10,090 in old due HOA fees.
And Phypers added that he has been ‘begging friends for money to have food to eat’ as he has no way to make his own income, the site reported.
The Canada native closed his wellness business Quantum 360 Club a year ago and has not been able to find employment since, he told Daily Mail earlier this year.
Daily Mail reached out to reps for both Richards and Phypers for comment.

He said she’d promised to break it off, only for him to catch her lying about another hook-up with Reyes that took place at a Hilton Garden Inn in Burbank, California the following month.
He claimed his discovery of the May tryst led to an explosive argument over the July 4th weekend, during which she smashed his phone.
After he filed divorce paperwork on July 7, Richards hit back a week later with a request for a temporary restraining order that included a laundry list of domestic abuse allegations — all of which her husband denied.
