An entire Kentucky town hits the market for $350k, but there's a catch

An entire town in Kentucky has hit the market for just $350,000, but the vintage village is largely inhospitable. 

The 22-acre Mount Vernon property seems too good to be true on paper.

The property features ten rustic cabins, a trapper’s cabin, a general store, a blacksmith shop, a church from the 1800s, a post office, and a schoolhouse, making it seem like a dream come true, especially given its affordable price.

The location is also picture-perfect, as the village is perched among Kentucky’s scenic Renfro Valley Mountains.

All of this is on offer for just $350,000 — that’s around $13,000 less than the average home price in the US. 

However, buyers might be put off by the fact that none of the cabins or shops have modern amenities — and only one of the homes is livable. 

Listing agent Victoria Caldwell mentioned to Realtor.com that, “The 22 acres are mostly wooded with hills, requiring significant excavation if development is desired.”

‘There is a home that is livable, but it just doesn’t have a lot of modern amenities.’ 

But despite the property’s shortcomings, it has a fascinating history.

Caldwell explained that, “The original owner ventured across Kentucky to find these cabins aiming for restoration and preservation.”

She told the Daily Mail: ‘The owners have never resided here. It has been used as a coffee and tea shop, that occasionally provided tours.’

She added that weddings have also been hosted for family and friends of the owners.

This village also has Hollywood connections, having served as the eerie, abandoned setting in the horror movie The Devil Below, featuring actor Will Patton.

A standout aspect of the property is the general store, which was operational up to ten years ago and includes a commercial kitchen and bathrooms.

There is also a trapper’s cabin — a remote, rustic shelter built by a fur trapper to provide a base for working their traplines in wilderness areas — that was built in the 1700s. 

A structure dubbed ‘The Pennington’ has one bedroom, a kitchen, living room and a fireplace.

‘I love the old buildings,’ Caldwell said. ‘Some of them have these big beautiful, original stone fireplaces.’

The Pennington has exposed beams, wooden floors, and is still fitted with old-timey, haphazard furniture. 

‘The antiques and things inside the cabins are negotiable, with the exception of a few family pieces,’ Caldwell said of the current furnishings.  

Another unique feature is the 1800s church, which still has its beautiful stained glass windows. 

According to the listing, the property also boasts a blacksmith’s workshop, post office, corn crib, salt house, and a cowboy bunkhouse — a barracks-like building historically used to house working cowboys on ranches. 

‘Whether you want to run a storefront, host weddings and events, own vacation rentals, or simply find a peaceful, unique homestead, this beauty is for you,’ the listing wrote. 

The property is located on Hummel Road — close to Renfro Valley, a neighborhood located just off Interstate 75 at the junction of US Route 25, north of Mount Vernon.
