A recent analysis highlights the priciest and most budget-friendly neighborhoods for renters throughout the Los Angeles metro region, as rental prices decrease for the first time in two years.

Though the statewide median rent for a one-bedroom apartment is $2,044, the Los Angeles area remains an ultra-luxury market with significantly higher price tags.

Beverly Hills, Irvine, and Santa Monica continue to be the top choices for those eager to indulge in coastal living and high-end prestige, according to the newest report from Zumper.

“The examination of one-bedroom rents across the Los Angeles metro area indicates a cooling trend, particularly in the most expensive and previously overheated markets,” Crystal Chen, Zumper spokesperson and the report’s author, shared with The California Post.

“This growing gap reveals that renters are becoming more cautious about pricing, opting for more affordable locations or smaller spaces,” she added.

Beverly Hills remains the most expensive locale in the metro area, with the median price for one-bedroom units at $2,980. For those desiring more room, the luxury segment in the esteemed 90210 ZIP code rises steeply, with two-bedroom apartments averaging $4,195.

The rents for Irvine and Santa Monica sit at $2,880 and $2,810, respectively.

The study also highlighted some more affordable options.

San Bernardino was the most affordable city, with one-bedrooms priced at $1,480, and Corona and Riverside coming in second and third at $1,610 and $1,740, respectively.

While major cities like Los Angeles ($2,290) and Burbank ($2,260) are expensive by national standards, they still trade well below the $2,800+ threshold established by the Beverly Hills-Irvine-Santa Monica corridor.

Although the numbers for the cities seem high, the overall median rent is declining — dropping to a four-year low of $2,167 in the L.A. metro area, marking a significant 4% decrease in the last year.
