Quaint lakeside community sees waterfront homes hit $861,000

Word is getting around. A scenic Michigan community on the water, long loved for its sandy beaches, wineries and cherry orchards, has been crowned America’s top lake town — and buyers are moving in so quickly that waterfront homes are now listed at a striking median price of $861,000.

Traverse City, the postcard-worthy destination set along Lake Michigan’s Grand Traverse Bay, earned Boatmart’s title of America’s Best Lake Town for 2026, with the boating marketplace pointing to its marinas, shoreline, pedestrian-friendly downtown and convenient access to the water.

That growing national spotlight, however, is making life more expensive for would-be buyers.

In May, the median listing price for a Traverse City home climbed to $524,000. Those seeking a prized property on the water faced an even steeper hurdle, with the median asking price reaching $861,000 — and limited options available.

According to Realtor.com, the area had just over 300 active listings in May, a slight dip from the same period last year, as years of strong demand continued to squeeze the number of homes for sale.

“This market has leveled out over the last year with home prices, inventory, and days on market holding roughly steady,” Realtor.com senior economist Hannah Jones said.

Still, Jones pointed out that Traverse City has been dealing with “severe inventory strain” for six years, a shortage that has helped drive prices upward while buyer interest kept exceeding available supply.

Despite its rising profile, Traverse City still feels like an under-the-radar treasure to many Americans.

Home to around 16,000 residents, or roughly 153,000 across the wider metro area, the northern Michigan community sits at the southern tip of Grand Traverse Bay and has long been famous as the Cherry Capital of the World.

This year is particularly special for locals, with the city celebrating the 100th National Cherry Festival, which kicks off on July 4 with parades, air shows, races and concerts featuring performers including KC and the Sunshine Band, David Lee Roth, Bow Wow and Soulja Boy. 

The area is equally renowned for its wine country, with the nearby Old Mission Peninsula stretching 16 miles into Lake Michigan and lined with wineries, breweries, beaches and cherry orchards.

Just beyond the city lies the spectacular Sleeping Bear Dunes National Lakeshore, where towering 400-foot sand dunes overlook the turquoise waters of Lake Michigan.

Residents can spend summers boating, kayaking, paddleboarding and swimming before swapping to skiing, snowshoeing and snowmobiling when winter arrives.

Andy LaPointe, owner of Traverse Bay Farms, said boating is woven into everyday life.

‘Boating isn’t just a vacation activity here; it’s part of the community,’ he told Realtor.com, adding that mornings regularly begin with sailboats and cruisers leaving Clinch Park Marina before evenings are spent browsing local shops or enjoying ice cream downtown.

The town’s appeal is echoed by locals online, many of whom say the lifestyle justifies the higher cost of living.

In one popular Reddit discussion asking why people continue choosing Traverse City despite rising home prices, many residents pointed to the area’s unique mix of outdoor recreation and city conveniences. 

One commenter wrote that nowhere else offered the same combination of ‘big lakes, sand dunes… outdoors’ while still providing the amenities of a sizeable town, adding that ‘nothing is comparable.’

Another resident described Traverse City as the perfect place to raise a family, praising its low crime, strong schools, beaches, hiking trails, boating, cross-country skiing and access to healthcare.

Others highlighted the thriving arts scene, breweries, wineries and restaurants, while one former Californian admitted they had moved back simply because ‘the bay… really is that magical.’ 

Several residents also argued that while housing has become expensive, buying property in the area has historically proven to be a strong long-term investment, with one homeowner saying their house doubled in value within just a few years.

Not everyone believes Traverse City is perfect.

Some residents acknowledged concerns about limited housing affordability, a relatively small job market and long brutal winters, while others pointed to a lack of diversity compared with larger metropolitan areas.

Even so, demand shows little sign of fading. 

For buyers priced out of Traverse City, Boatmart highlighted several alternative lake towns that still offer waterfront living at lower prices.

Oswego, New York, is among the cheapest, with a median listing price of $175,000, while Page, Arizona, comes in at $276,000 and Plattsburgh, New York, at $259,000.

Other affordable options include Guntersville, Alabama ($322,000), Lake Ozark and Osage Beach, Missouri ($330,000), and Ithaca, New York ($434,000).

At the higher end, South Lake Tahoe, California, has a median listing price of $699,000, while Lake George, New York, sits at $650,000, still below the price of the typical waterfront home in Traverse City.
