Colorado Zillow Listing Goes Viral After Warning Buyers Must Remove Occupant Living Inside

A Colorado home listing on Zillow is drawing widespread attention after telling prospective buyers they cannot tour or inspect the property before closing — and that removing the person currently living there will be their problem.

Tori McMechan, who lives in the three-bedroom, two-bathroom house in Nunn, roughly 25 miles from Fort Collins, described the listing as “unreal” after the property fell into foreclosure, 9News reported Thursday.

“Who would buy a home sight unseen with an occupant still in it?” McMechan told the station.

The property has been listed on the real estate app for $215,280 for more than two months, but it surged into the spotlight Wednesday after the popular X account Zillow Gone Wild shared it, helping the post rack up more than four million views.

What made the listing stand out was its unusually stark warning: the house is “being sold occupied,” with “NO SHOWINGS and NO PROPERTY ACCESS for inspections or otherwise,” and will be sold “in its current, unknown, as-is condition.”

“Buyer will be responsible for obtaining possession of the property upon closing,” the listing added.

The listing agent told 9News that although he has handled thousands of foreclosed property sales during his career, this is the first time he has listed one while someone was still living inside.

McMechan said she has lived at the home since 2006, when her husband, James McMechan, bought it. He was killed in a car accident four years later, and she has remained in the house ever since.

James McMechan died in a “one-vehicle crash shortly after he threatened several Nunn town board members with a knife,” police told the Greeley Tribune following his death in May 2010.

Tori McMechan served as Nunn’s town clerk and treasurer until she was fired in February 2010, the outlet reported.

“This is the last thing that my husband bought for me before he passed,” the widow told 9News, fighting back tears as she described her years-long legal battle to keep the home since his death.

The property has been entangled in foreclosure proceedings for more than 15 years.

Weld County court documents from December 2025 show the deed eventually landed with Deutsche Bank, with records showing the loan went into default around 2010.

Court records indicate that there have been at least six separate filings since 2010.

McMechan claims the bank has been “unwilling” to work with her as the “surviving spouse” and alleges that they refused to speak with her or accept her payments because her husband’s name was on the loan, leaving her unable to make payments.

“We took out the loan, the actual loan on this house, in ’06,” McMechan told 9News. “In 15 years, 2021, this home would have been paid off.”

McMechan sued the lender twice on her own, arguing the loan had been passed between companies without a clear paper trail proving who actually owned it, but both lawsuits were dismissed, the outlet reported.

The Zillow listing went up after the Colorado Court of Appeals ruled last year that even taking McMechan’s claims at face value, they did not amount to a legal reason to stop the sale.

McMechan said she feels her last remaining option is to be formally evicted.

In October 2024, the Colorado Supreme Court ruled that tenants facing eviction have the right to demand a jury trial under certain circumstances — a decision that McMechan is now banking on to save her home.

McMechan said that regardless of the outcome, she intends to remain in the home no matter who purchases it.

“I’m staying,” she told the outlet. “They can come on in, but I’m not leaving.”

The listing generated intense reaction across the internet from those who were taken aback over the $215,000 asking price.

“$215K for a squatter occupied house is crazy, no matter the location. The interior has got to be nuts,” one person said.

“215k and I have to fight to the death. Incredible,” another quipped.

“I’ve never seen a house being sold as a mystery box,” a third added.
