ORLANDO, Fla. – Florida dominates the list of U.S. metro areas where homeowners association dues make up the biggest portion of a typical monthly mortgage payment, with seven of the top 10 spots, according to a new Realtor.com analysis.
The researchers reviewed the 300 largest metropolitan areas in the country and focused on markets where the percentage of homes listed with HOA fees was higher than the national average. Across the U.S., 43.6% of homes listed for sale in 2025 carried a nonzero HOA fee, up from 41.9% in 2024 and 34.3% in 2019.
The national median HOA charge was $135 a month. In several Florida markets, however, monthly dues were dramatically higher.
FLORIDA TOPS THE NATION
Miami led the nation, with median HOA dues of $617 per month. For a median-priced home in an HOA community, that fee represented 26.9% of the estimated mortgage payment.
Panama City placed second. Its median monthly HOA payment was $532, amounting to 22.7% of the estimated mortgage bill. Naples ranked third, with dues reaching a median of $711 per month, or 20.3% of the mortgage payment.
Four other Florida metro areas also made the national top 10:
Cape Coral-Fort Myers: The median HOA fee was $475 per month, representing 19.6% of the mortgage payment.
Port St. Lucie: Homeowners paid a median $449 per month, equal to 18.9% of the mortgage payment.
North Port-Bradenton-Sarasota: The median monthly fee was $379, accounting for 14.6% of the mortgage payment.
Sebastian-Vero Beach-West Vero Corridor: HOA dues reached a median of $329 per month, or 13% of the mortgage payment.
WHY SO EXPENSIVE?
Realtor.com attributed Florida’s high HOA presence in part to the state’s sizable number of condominium developments and newer planned communities.
Rising insurance costs are another factor. In addition, inspections and reserve-funding requirements introduced after the 2021 Surfside condominium collapse have increased expenses for many homeowners associations.
To calculate the impact of HOA dues, Realtor.com assumed a 6% interest rate on a 30-year mortgage with a 10% down payment, then compared the fees with estimated monthly principal and interest costs.
The report also identified the 10 metro areas where HOA fees were highest compared with local home prices:
