Western Ghost Towns for Sale, Listed From Just $280,000
Western Ghost Towns for Sale, Listed From Just $280,000

Forget the usual fixer-upper checklist of outdated kitchens, peeling paint and a leaky roof.

For as little as $280,000, buyers can instead own a genuine slice of the American frontier, complete with abandoned mining equipment, weathered storefronts and even a sheriff’s office fitted with original jail cells.

Five distinctive properties across the American West are now offering a rare chance to purchase a piece of regional history, with asking prices reaching $1 million.

Among them is a 1912 gold mill in Colorado that appears on the National Register of Historic Places.

Another is a former Arizona mining-town store dating to 1895, accompanied by its own blacksmith shop.

In Oklahoma, meanwhile, buyers can take on an entire Western-style settlement that looks ready-made for a cowboy film.

The properties could be transformed into vacation rentals, heritage attractions or private retreats. Others, however, are best suited to adventurous buyers with substantial resources, renovation experience and an appetite for remote living.

None comes with a guaranteed ghost, but their colorful pasts provide ample material for a few eerie stories around the campfire.

Colorado gold mill and off-grid cabin listed for $325,000

Set on 30.99 acres near Silverton, Colorado, this property looks like a place where a determined prospector could still appear from the mountains carrying a gold nugget.

The Frisco-Bagley Mill is a historic mining structure built in 1912 near Animas Forks, a former mining community along the Alpine Loop, the scenic route winding through the rugged San Juan Mountains.

The site is listed on the National Register of Historic Places and includes a 300-square-foot cabin constructed in 1999.

Modern conveniences are limited. The off-grid property relies on a propane catalytic heater, a kerosene space heater, spring-fed plumbing and solar-powered equipment for cooking and refrigeration.

The listing, represented by Michelle Furi of Berkshire Hathaway HomeServices Colorado Properties, notes that the property may qualify for grants and tax incentives tied to historic preservation, mining reclamation and economic development. Buyers would need to verify their eligibility and understand any restrictions.

Priced at $325,000, the property may attract buyers looking for a secluded mountain base with a direct connection to Colorado’s mining history — assuming they are prepared for the demands of preserving a historic site at high altitude.

Arizona mining-town inn with three buildings priced at $454,000

Buyers who would rather welcome guests than spend weekends repairing old mining machinery may find a more practical opportunity at the Dos Cabezas Inn near Willcox, Arizona.

Listed for $454,000, the three-acre property sits in a historic former mining area and is already being used as a short-term rental.

The furnished compound includes three separate structures: a one-bedroom main house, a two-bedroom pioneer-style house with a kitchenette and a bunkhouse that can sleep as many as three guests.

The main residence accommodates up to four people when its queen sleeper sofa is used, while separate entrances provide privacy between the buildings.

Mountain views and the nearby Willcox wine region add to the appeal, potentially making the property a fit for group trips, family vacations or a hospitality business serving visitors to southeastern Arizona.

Unlike an abandoned mining camp requiring a complete revival, this property already has an established lodging function. Even so, prospective buyers should review operating records, permits and local short-term rental regulations before relying on projected income. Josh Meacham of HomeSmart Pros is the listing agent.

A 2019 restoration sought to revive the landmark’s historic appearance while adding modern improvements

For buyers with $1 million to spend, the Old Pearce Mercantile in Pearce, Arizona, offers an especially vivid connection to the Old West.

Constructed in 1895, the former general store is listed on the National Register of Historic Places and is recognized as the tallest adobe structure in Cochise County.

The landmark was restored in 2019 in an effort to recapture its original character while incorporating contemporary updates.

The interior contains a one-bedroom living space furnished with period-appropriate details. Outside, an enclosed courtyard is bordered by historic outbuildings, including a working blacksmith shop, buggy garages, storage spaces and a ramada.

The property is being sold fully furnished. Its blend of residential accommodation and preserved structures could support tourism, lodging or events, provided the required approvals are obtained.

At $1 million, it is a serious investment rather than a spontaneous escape to a ghost town. In return, it offers something rare: a restored frontier landmark with possibilities extending well beyond private residence.

Oklahoma Wild West town with jail cells listed for $280,000

Anyone who has dreamed of becoming sheriff of a town of their own may be intrigued by this 15-acre property near Jay, Oklahoma.

The property was initially marketed at a considerably higher price, then listed for $300,000 before another reduction brought the asking price down to $280,000 in late October 2026.

Its Western-themed collection of buildings includes a former restaurant, church, general store, bathhouse and sheriff’s office with intact jail cells.

The site also contains roughly five apartment-style units, several shops and storage buildings, plus a two-story home with five bedrooms, two living rooms and two kitchens.

That combination gives the property potential as a themed attraction, private compound or ambitious redevelopment project built around its unusual collection of structures.

There is, however, a major complication: two of the buildings have suffered fire damage, and the listing says the property is ineligible for VA, FHA or USDA financing.

Owner financing is offered as an alternative, but buyers would need to clarify the terms and set aside funds for inspections, restoration, insurance and any required permits.

At $280,000, it is the least expensive property in this group — though the purchase price represents only the starting point for the overall investment.

5. Remote 140-acre Colorado mining enclave listed for $525,000

The White Pine Mining Enclave is a collection of mining claims in Colorado surrounded by national forest, with mountain views, pine and aspen woodland, creeks and an extensive network of roads

The White Pine Mining Enclave consists of Colorado mining claims surrounded by national forest, with mountain views, pine and aspen trees, creeks and an extensive road network

For buyers who want frontier history accompanied by plenty of wilderness, this 140-acre property near White Pine, Colorado, could be the standout choice.

The White Pine Mining Enclave comprises a group of mining claims surrounded by national forest, with mountain vistas, pine and aspen woodland, streams and a substantial network of roads.

According to the listing, the gated recreational property is being offered for the first time in more than 80 years.

Among its most unusual features is an original air-compressor shed converted into a two-bedroom cabin with a concrete floor and steel-covered windows.

The secluded setting could appeal to hunters, outdoor enthusiasts and families seeking a remote gathering place. However, buyers would need to investigate the exact rights attached to the mining claims, access arrangements and allowable uses.

Listed at $525,000, the property provides far more land than the other options, but it should not be confused with a conventional rural home offering standard utilities and amenities.

Mining claims, forest access, utility availability and construction permissions can all create complications that should be resolved before a purchase is completed.

For buyers prepared to conduct thorough research, it offers the chance to own a substantial piece of Colorado’s mining country — without needing to step entirely into the past.
