A secluded private island in New Hampshire has been listed for sale, promising a perfect escape for those looking to live off the grid, all at an incredibly affordable price.
Nay Pond Island, also known as Moose Key, spans 7,841 square feet and is currently available for $337,700. The deal sweetens with the inclusion of a complimentary solar-powered boat.
Paul Doucette, the current owner, set the attractive price as he prepares to transition to a houseboat in Key West, Florida. According to REMAX realtor Debi Davis, who spoke with the Daily Mail, Doucette is eager to start his new adventure.
After spending six peaceful years on Moose Key, soaking in its solitude and natural beauty, Doucette is ready to pass on the opportunity for tranquility to another homeowner along New Hampshire’s coast.
“He wants to enjoy life on the water in Florida,” Davis commented.
One of the island’s unique advantages, Davis noted, is its exclusivity. Moose Key’s only access is by boat, ensuring that new owners will never have unexpected visitors.
The solar-powered boat that comes with property takes roughly 10 minutes to reach the mainland in Milan, New Hampshire.
The island is surrounded by gorgeous water views and has plenty of greenery and tall trees that add to the seclusive feel.

The 600sq ft cabin has two bedrooms, two bathrooms and views of the water from every window
The rustic cabin is very peaceful and quiet and only accessible by boat
‘It’s just quiet and peaceful,’ Davis told the Daily Mail. ‘He woke up one morning in the winter, and there was a deer standing outside. He just loves the island.’
Doucette lives on the island 10 months out of the year, forgoing being trapped there during the harsh winter months when the water freezes over, he told The Boston Globe.
‘Unless you want to be stranded at the island,’ he told the outlet. ‘You have to prepare for it.’
Doucette has spent a winter there, but normally spends the colder months in Florida.
However, Davis said the new homeowner could spend 12 months of the year on the island, as long they had enough food and other supplies to survive not being able to cross the water for two months.
The little 600sq ft cabin comes equipped with a gas stove, a refrigerator, a water collection system that was installed in 2020, and a heating system, as well as, compost toilets.
‘It’s fully off the grid and self-sustained,’ Doucette said.
The listing adds: ‘This charming cottage offers the ultimate escape from the everyday – a place where the only “visitors” are the local loons. Experience the magic of the seasons: enjoy direct snowmobile trail access in the winter, and sunrise paddles or coffee on the deck in the summer.’
