Marsha Mason’s Former California Ranch Listed for $13.5 Million

The historic New Mexico estate once owned by Hollywood actress Marsha Mason has gone on the market.

The asking price is $13.5 million.

Mason, a four-time Oscar nominee and two-time Golden Globe winner, previously owned the waterfront property at Abiquiu Valley Farm. The approximately 228-acre ranch stretches along the Rio Chama River, 57 miles north of Santa Fe, New Mexico’s capital.

Our News Outlet has contacted representatives for Mason for comment.

The ranch includes 70 acres of irrigated meadows, where high-quality alfalfa, medicinal herbs and other crops have been cultivated since Mason established a biodynamic organic farm after leaving Hollywood in the early 1990s.

The Emmy-nominated Frasier star detailed that life change in her 2000 memoir, Journey: A Personal Odyssey. She wrote about leaving Los Angeles, growing around three dozen varieties of medicinal herbs and developing an herbal-products business.

The book follows her 1993 journey from Los Angeles to New Mexico, describing an eight- to nine-day physical and spiritual transformation as she dismantled her old life and began again in the desert.

“I can look out at the fields now and I can see this, this green, verdant painting and it gives me as much pleasure and satisfaction as a job well done acting,” she told CBS Sunday Morning in 2002. At the time, she was working with a Bolivian agronomist to grow and market a range of herbal products.

Mason later became chairperson of the New Mexico Organic Commodities Commission, where she helped rewrite the state’s organic farming statutes.

According to The Robb Report, the former farm features a 6,500-square-foot main residence designed by acclaimed architect Theodore Waddell, along with a 3,500-square-foot guesthouse.

The property also offers a large event space with a kitchen, two apartments and equestrian facilities that include a 10-stall Morton pole barn and a sandy outdoor dressage arena.

The main house is arranged around a central atrium and includes a generous great room with two fireplaces, a library lined with bookshelves, a formal dining room adjoining the gourmet kitchen and a primary suite with tiled bathrooms.

“Not only is it a special place for the New Mexico market, it’s a special place for the Western US,” Cody Lujan of Hall and Hall told Mansion Global.

The property is “unique in that it will be attractive to a wide range of buyers,” Lujan said. “Unlike some that are specifically agricultural, or pure hunting, or pure fishing properties—this has just enough of everything.”

Lujan shares the listing with fellow luxury broker Chad Dugger and Matt Desmond of Corcoran Plaza Properties.

Now 84, Mason remains one of the most recognizable screen stars of the 1970s and early 1980s. She received her first of four Academy Award nominations for playing a struggling single mother and prostitute opposite James Caan’s compassionate sailor on leave in 1973’s Cinderella Liberty.

Over the next two decades, she appeared in a series of successful films written by her former husband, playwright and screenwriter Neil Simon.

Mason earned three more Oscar nominations for 1977’s The Goodbye Girl, 1980’s Chapter Two—again opposite Caan in a story inspired by her romance with Simon—and 1982’s Only When I Laugh, in which she played the alcoholic actress mother of Kristy McNichol’s character.

“My total identity at a certain point, I realized, was in my work,” she told journalist Charles Osgood in 2002.

“I thought to myself, ‘What is the thing that scares me most?’ and I said, ‘Well, that my career is over. I’ll never work again.’ And that really scared me,” she continued.

“So I said, ‘OK, let’s assume that’s going to happen and let’s sit with that fear.’ And then I thought, ‘Well, the first thing I would do is, why should I live in California as a single woman?’”

Lujan likewise described the former agricultural estate as appealing to a broad range of potential buyers. “Unlike some that are specifically agricultural, or pure hunting, or pure fishing properties—this has just enough of everything,” he told Mansion Global.

The ranch’s 70 irrigated meadow acres have long supported alfalfa, medicinal herbs and other crops. Mason’s “woo-woo” escape, as she described it, eventually brought a serious responsibility to the land and to the people whose livelihoods depended on it.

“I’m getting poor here,” Mason told Osgood in 2002. “Because I can’t get a farm to pay for itself. That’s why we’re going to try this line of products to see if we can help the farm pay for itself, and then the profits will go into a foundation and profit-sharing for the men and women here.”

She added, “The acting that I do totally subsidizes the farm. It’s the only reason why I get panicky about not working.”

Mason and the state director eventually sold the property in 2014, according to representatives at Hall and Hall.

The current owner has not been identified. The latest listing, however, represents a $2.5 million reduction from the property’s previous $16 million asking price in 2024, according to The Robb Report.

Mason continues to work as an actress. She was last seen on Broadway in 2024, when she earned strong reviews after stepping in for an ill Mia Farrow—with no rehearsal—to appear opposite Patti LuPone in The Roommate.

She can currently be seen in the seasonal movie Holiday Touchdown: A Bears Love Story, which premiered on streaming earlier this month through the Hallmark+ platform.
