The latest rankings of the top 10 wealthiest suburbs across the United States have emerged, showcasing a strong presence from California, while New York takes the lead.
Scarsdale, a suburb near New York City, has been declared the wealthiest suburb in the nation for 2026, according to a recent study conducted by GOBanking Rates.
This study examined suburbs within metropolitan areas containing at least 5,000 households, focusing on those with the highest average household incomes from 2014 to 2024.
California boasts three suburbs in the top 10 this year: Los Altos at fourth place, Alamo at seventh, and Orinda rounding out the list at tenth.
Over the past decade, these California suburbs have climbed the rankings, with Orinda previously at 15th in 2016, Los Altos at 18th, and Alamo at 20th.
Texas also claims two spots on the list: West University Place, which has surged to second place from fourth in 2016, and University Park, now in sixth after improving from eighth.
But other suburbs that were once included in the top 10 have fallen off the list – including Darien, Connecticut, which ranked third on the list in 2016, and Westport, Connecticut, which held the seventh place in 2016.
Neither even made the top 50 wealthiest suburbs in 2026.

Scarsdale, New York
Scarsdale, New York took this year’s highest honor, with GOBanking Rates reporting it had an average household income of $612,591 in 2024 – up from $365,996 in 2014.
The town of about 1,800 people lies just 30 minutes from Manhattan’s Grand Central Terminal onboard the Metro-North train.
It has been the home to many moguls, including Eric Mindich, the Goldman Sachs partner turned hedge fund mogul, Amazon CEO Andy Jassy and his predecessor’s brother, Mark Bezos.
The village has also been home to NASA astronauts, NBA All-Stars and Oscar winners.
But houses sell out quickly in the upscale enclave.
At the start of 2026, there were only 13 single-family homes on the market, at least one of which sold in just over two weeks, according to Spears.
West University Place, Texas
Coming in second place was the Houston suburb of West University Place, which reported an average household income of $439,594 in 2024 and an average household income of $294,723 in 2014.
The town of about 15,000 people abuts Rice University, and is conveniently located just minutes away from the Texas Medical Center and the city’s Museum District, according to the Fort Worth Report.
It is also home to the Fort Worth Zoo, and offers housing options including mansions and one-bedroom duplexes.

Rye, New York
New York represented itself again in the third spot on the list, with Rye reporting an average household income of $428,806 in 2024 and a 2014 average household income of $266,038.
The city is nestled on the Long Island Sound, offering historic estates, protected natural lands and a scenic shoreline from where you could see the Manhattan skyline, Islands.com reports.
Rye preserves much of its history, including the mansion of founding father John Jay. The city is also home to the historic Playland amusement park.
It is located just about an hour drive from New York City, or about a 40 minute train ride.
Los Altos, California
The first California suburb to make this year’s list is Los Altos, California, on the outskirts of San Jose.
It reported an average household income in 2024 of $417,182 and an average household income in 2014 or $227,294.
The town offers everything from fine-dining experiences to outdoor adventures, according to Islands.com.
It also boasts a historic downtown comprising picturesque streets lined with trees, cafes and boutiques.
Paradise Valley, Arizona
The only town in Arizona to make the top 50 was Paradise Valley, which came in fifth this year, with an average household income in 2024 of $408,500. In 2014, that figure was $236,148.
Paradise Valley is a desert and mountain town located just northeast of Phoenix, where homes sit on one-acre or larger lots, with many offering unobstructed mountain views, per Williams Luxury Homes.
The town also enforces strict zoning laws that limit commercial development.

University Park, Texas
Texas once again represents itself in the top 10 with University Park ranking sixth.
It had an average household income in 2024 of $407,253 and in 2014, that figure was $254,422.
The town of just over 25,000 people is bordered on the south by Highland Park and on the north, east and west by Dallas.
Residents there tout its architectural variety, excellent schools and green spaces, as well as its proximity to Southern Methodist University, according to Culture Map Dallas.
Alamo, California
Alamo, California came in seventh on this year’s list with an average household income in 2024 of $401,221 and an average household income in 2014 of $224931.
The town is located about 28 miles east of San Francisco, and offers a quiet atmosphere and excellent schools, The Renee White Team says.
It is nestled right beside Mount Diablo State Park, where residents can enjoy a hike, a bike ride, a picnic or just take in the scenic views.
Southlake, Texas
Another Fort Worth suburb made this year’s list, with Southlake, Texas taking the eighth place.
It reported an average household income in 2024 of $384,530 and in 2014, the figure was $232,034.
The city has become famous for its over-the-top mansions that have gone on sale in recent years.

McLean, Virginia
The Washington DC suburb of McLean, Virginia took the ninth spot on this year’s list, reporting an average household income in 2024 of $379,689. In 2014, that figure was $265,588.
McLean is the home to the CIA headquarters, but it also offers scenic views at the Scott’s Run Nature Preserve or on the hiking trails along the Potomac River.
Clemyjontri Park also offers a carousel and several different play areas for children of different ages and abilities, Melissa Terzis says.
Orinda, California
Rounding out this year’s list is Orinda, California, which reported an average household income of $376,741 in 2014 and $234,279 in 2014.
The Contra Costa County town is located just 20 minutes from downtown San Francisco, and offers a walkable downtown, with its surrounding hills providing hiking trails that offer a view of the skyline.
