Las Vegas homeowner clashes with HOA over holiday lights

LAS VEGAS (KLAS) — Rose Falocco, a resident of the Nevada Trail Saddle Peak neighborhood in Las Vegas, has been repeatedly notified by her HOA over the past year to remove her Christmas decorations.

A letter dated February 19, 2025, from affiliate KLAS states, “Violation: Holiday Decorations- Christmas Lights, Decorations, Etc. – Kindly take down all Christmas lights and any other seasonal decorations from visible community areas as the holiday period has ended. According to Rules & Regulations, winter holiday decorations are permitted from November 25th to January 10th. Decorations for other holidays should not be displayed more than 10 days before and must be removed within 5 days after the holiday.”

Falocco has since removed the lights from her bushes, but she expresses her discontent as other residents, including a board member, have not yet complied with the HOA’s guidelines.

Falocco faces multiple fines for her lights being up past the extended allowed period, and feels the move is hypocritical on leadership’s part.

“Why is it fair for them to keep theirs up while I’m being singled out?” she questioned. “If I’m required to remove mine, then theirs should be taken down too.”

KLAS visited the board member’s residence, where string lights were visible on several trees and windows, though they were turned off.

“It’s more like ‘do as I say, and not as I do’,” Falocco said. 

KLAS reached out to the HOA Saddle Peak Epic Management for comment and is awaiting a response.
