Coastal vacation hub's cost of living now surpasses New York City

Miami is no longer simply nipping at New York’s heels — the South Florida boomtown is now outpricing the Big Apple in key measures of everyday living.

Once marketed as a cheaper, sunnier escape for affluent Northeasterners, Miami has officially moved past New York to become one of the most expensive places to live in the United States, underscoring just how dramatically the city’s real estate and cost-of-living landscape has changed.

New data from the Bureau of Economic Analysis shows that housing costs across the Miami, Fort Lauderdale and Palm Beach metropolitan area are now roughly 5 percent higher than in New York City and its surrounding suburbs, including parts of New Jersey.

The shift also puts Miami ahead of southern Connecticut — widely known as the world’s premier hedge fund hub — though high-cost California markets such as San Jose and San Francisco still rank above Miami for overall cost of living and home values.

For Miami real estate agent Miltiadis Kastanis, the city’s new standing is a clear “sign” of its transformation from vacation playground to global luxury market.

“Ten years ago, people viewed Miami as the less expensive alternative to New York,” he told the Daily Mail. “Today, it’s one of the world’s premier cities, and pricing has naturally followed the demand.”

Kastanis said the squeeze is being felt across the board, with insurance, taxes and daily expenses all climbing. Still, he noted, many residents and buyers remain committed to Miami because “the lifestyle is worth it.”

“You have year-round sunshine, waterfront living, a thriving business community, incredible restaurants and direct access to Latin America and Europe,” Kastanis said. “For many of my clients, those benefits outweigh the higher costs.”

The biggest culprit isn’t just home prices – homeowners insurance premiums, rising property taxes and increasingly costly restaurants have all combined to make Miami pricier than many newcomers expected.

In fact, Florida homeowners now pay some of the highest insurance premiums in the nation, with annual costs averaging more than $8,000 in many parts of the state after years of hurricanes and mounting climate risks.

Jeff Lichtenstein, Broker at Echo Fine Properties, told the Daily Mail that Florida, in general, is not as ‘cheap’ as it was 26 years ago. However, the increase of job opportunities in the area help make up for increased costs. 

‘More relatives and connections have made it easier to move than it was,’ he said. 

Even a night out is becoming noticeably more expensive, with restaurant bills continuing to climb as businesses pass higher labor and operating costs on to customers.

One of the most expensive restaurants in the area, Papi Steak is famous for its $1,000 ‘Beefcase’ (a 55oz Wagyu Tomahawk) and the $1,000 Louis XIII Baked Alaska – just one meal can easily exceed $1,000 to $2,300 per person.

In honor of Independence Day, one luxury Miami resort served up what could be America’s most extravagant hot dog – a $250 lobster-and-caviar creation that comes with a bottle of Champagne.

Just months prior, food lovers were buzzing over Miami’s now-viral $100 ‘Golden Glizzy,’ an Australian Wagyu beef hot dog wrapped in a flaky croissant instead of a traditional bun and topped with an entire tin of Golden Goat caviar, creme fraiche, mascarpone, chives and edible gold flakes.

Florida still lures in new residents with no state income tax, with major financial firms, investment companies and technology businesses continuing to expand their South Florida presence.

As a result, luxury condominium towers and waterfront mansions remain in high demand among wealthy buyers. On Zillow, the average home value in Miami hovers around $550,000. 

And for locals looking for some relief, state leaders are hoping to ease some financial pressure with a proposed constitutional amendment that would expand the state’s homestead property tax exemption. 

If voters sign off on it in November, meaningful tax relief could be on the way for homeowners beginning in 2027.

‘While this is big savings for Florida residents, it may push up prices at the end of the year with a mad dash to become a Florida resident,’ Lichtenstein noted. 

‘Non-Florida residents after 2027 will be stuck with the $50,000 homestead and won’t qualify for the $250,000 exemption until they’ve been a resident for five years.’
