Toyota of Hollywood site to transform into housing and shopping hub

A landmark auto dealership in Hollywood is poised for a remarkable overhaul following the green light from Los Angeles officials for an ambitious mixed-use development at 6000 Hollywood Boulevard.

Formerly the site of Toyota of Hollywood and under the ownership of the Sullivan family, the location will be transformed into an expansive urban hub, incorporating residential units, office spaces, retail outlets, and communal areas.

The centerpiece of this ambitious project is a towering 35-story building set to redefine the skyline along a key section of Hollywood Boulevard.

The development blueprint includes 350 residential units, of which 44 are earmarked as affordable housing, alongside 136,000 square feet dedicated to office use and an additional 22,500 square feet allocated for retail businesses.

Moreover, the project will introduce 23,500 square feet of open space accessible to the public.

This bold initiative signifies a significant transformation for a site that has long served as a car dealership, occupying a prime spot within the bustling heart of Hollywood.

Its approval also reflects a broader trend unfolding across Los Angeles, where low-density, auto-oriented properties are increasingly being converted into projects that combine housing, jobs, shopping and pedestrian-friendly public spaces.

The push comes as the city continues grappling with housing shortages and growing pressure to increase residential density.

The redevelopment has moved through the city approval process over several years.

The proposal first became public in May 2023 when the Los Angeles Department of City Planning released its initial study.

In March 2025, the project advanced through the City Council’s Planning and Land Use Management Committee before moving to the full council.

Later that year, in November, the Los Angeles City Planning Commission approved the redevelopment and rejected local appeals challenging the project.

The final milestone arrived in March 2026, when the City Council upheld the approvals and formally finalized the vote, clearing the way for the Hollywood Boulevard site’s next chapter.
